    A Book with Value

    Anyone who is a small landlord would appreciate this book. The form samples found inside can be printed from the cd, so you can't beat the price. Primarily, you'll find this book focuses on how to screen each tenant and make sure you understand the main points of a lease. Basic laws and information are included too - however, the American Landlord Law book (it's counterpart) is a lot more comprehensive for every state's legal requirements. Definitely, a good buy.

    Standard forms cannot be edited, saved or copied and pasted. What should be the most useful part of the book for a quick start is instead frustrating and useless.

    The sample forms do not read quite the way that the book says they should and some name AmerUSA as agent (importantly for background checks). If you want to change something that simple or add a sentence of your own, you have to start from scratch because the forms are PDFs and cannot be edited or saved (even with Adobe's very expensive Acrobat Pro).

    The text of the book is about three times as long as it should be. Pointless anecdotes and tiresome repetition make the read a chore. In one place I saw an anecdote and elsewhere I saw something which said the same thing as was written somewhere else. Then there was the page with an uninformative first-hand story which repeated what the text said. I also saw a paragraph which just said the same as the previous one. (Really, that's what it's like).

    That said, it might be the best book on the subject - I just couldn't bear to read another to find out.

    Great for independent landlords, real estate investors and agents.

    The CDROM is a definite bonus. It has forms and agreements, plus additional tenant screening resources. The book is a breeze to read offering step-by-step lease agreement drafting along with a guide to understanding credit report, eviction record and criminal record results. Strongly recommend the American Landlord Law book too for a thorough guide to landlord and tenant rights.

    No more lost money!

    I have lost money many times from tenants regardless as to how many references or how much security deposit I requested. But not any more! The tenant screening process provided in this book has helped me tremendously. Thank you 'American Landlord'!

    If you need to know anything about how to lease a house and get good tenants, this was it for me. I used to pay $10 to buy rental applications and lease agreements until I discovered this book provides all of them for free on a cd along with a summary of landlord tenant laws for every state. By the way, there is a little bit of american western imagery added which breaks up and also spices up what would otherwise be a boring topic of managing property. As opposed to other books I've seen, this one has a unique visual style that works. I don't think I saw a single page without an image or form of some type. Enjoy!
