Meet the Author

John J. Talamo is a graduate of the University of Notre Dame and Detroit College of Law at Michigan State University. He is the author of The Real Estate Dictionary, which has sold over two million copies and is used nationally by government agencies, title companies, escrow companies, and real estate agents. In addition, he has written or co-authored several other self-help law titles, including the bestselling The Mortgage Answer Book and Tenants' Rights in California.

Mr. Talamo has taught real estate courses on a part-time basis for many years. He was also an adjunct professor at DeVry Institute of Technology in Ponoma, California, and taught law for thirty years at various colleges on the West Coast. He did all of this while maintaining his legal practice.
Mr. Talamo, while semi-retired, continues to writes from his home in the Las Vegas area.

Mark Warda received his law degree from the University of Illinois at Urbana-Champaign. He has written or co-authored over seventy self-help law books, including The Complete Book of Real Estate Contracts and Essential Guide to Real Estate Leases. He is also a licensed real estate broker and has taught numerous seminars on real estate law.

Mr. Warda maintains a busy legal practice, continues to write and currently resides in Winter Haven, Florida.

    Bad

    I bought this book because my husband and I needed to rent our house, somewhat unexpectedly. I bought it because it was cheaper than a very similar book and it seemed to contain all of the forms I would need. The forms are there, but the quality is poor. The application looks unprofessional, let me just start with that. I mean, you're writing a book and you can't format the application that thousands of people will use to look like a professional form instead of something that Aunt Betty typed up on the church computer? Second of all, the form doesn't ask for a social security number, which is needed to run a credit check AND there is no space asking for the applicant's phone number. Sure, you can add them, but why do you have to? Why is someone (me) on the second day of the "job" finding errors on an application made by an expert?
    Because there was no phone number on the application form, I actually had to deny someone in a letter. My credit check company helped me with the "official" form saying basically that your credit sucked and if you want a copy of your report, here's how you get it, but the book didn't have any advice for what to say in the letter so that you wouldn't get sued.
    The book is also out of date. It talks about how things change rapidly and how you should check with some website (not the author's) for updates for changes that will be coming in 2007. Why buy the book if you have to check everything on someone else's website.
    It's difficult to find the information you need. I didn't know how to run credit checks or who could do it for me and this book was no help. All of that I had to figure out on the internet. Also, there's no nice and tidy checklist of what needs to happen and when. I didn't know when I should ask for the deposit and last month's rent - at the lease signing or before they move in. What about first month's rent? I haven't leased an apartment for so long, I didn't remember. This book didn't help, had to find the answer on the internet and hope I got a legitimate answer.
    I'm in the process of modifying the application, but am really worried about what's missing, wrong or out of date. The one thing I like about the lease is that it is in easy to read language. It's pretty easy to figure out what it's saying. Unfortunately, I will have to spend hours on the internet trying to understand if I am in compliance with that lease and what other forms need to be completed and given out as well (because book could be out of date).
    Overall, I wouldn't recommend this book at all and if I could return it, I would. It's very disappointing.
