About the Author

Nelson Powell is the Principal and CEO of Night Owl Investors
LLC—a privately held, fully integrated residential and commercial
real estate investment firm based in Trenton, New Jersey. The
company primarily acquires, renovates, and repositions class C
and D residential and commercial properties. Mr. Powell started
as an apartment cleaner in 1995. He then worked his way as a
maintenance technician from 1996-2004. From there, Mr. Powell
purchased a 24-unit building and started a home renovation
company where he managed ten employees. He has played
significant roles as a project manager to help grow a few real
estate investment companies from the ground up. Over the
years, he has also been a part of acquiring great cash-producing
assets. Over the last 20 years, Mr. Powell has had hands-on
experience in every part of the real estate industry.
As a principal, he identifies opportunistic real estate
investments that will create yield. He oversees all negotiations,
construction, payroll, acquisitions, team building, investor

relations, company growth, and leasing activity. Mr. Powell has
been with the Night Owl Investors team since 2017.
Mr. Powell volunteered for eight years as the Athletic Director
at the Trenton Boys & Girls Club. During this time, he started a
youth basketball league and coached an AAU program that
traveled nationwide. Mr. Powell also volunteered and coached at
Trenton Central High School for four years.
