A TRUE STORY

In 1991 I had a home in Stamford, Connecticut, that was costing me $3,000 a month to maintain.

When I asked my broker to sell it, he said the market was so bad I should wait six months. Six months and $18,000 later, he told me the market was even worse and I'd better wait another six months.

But I couldn't wait another six months! That home was eating me alive and I didn't know what to do.

I decided to run an ad just like the one on the front cover of this book (except the price in my ad was $255,000). I received over 100 telephone calls, and more than 40 families came to visit my home during the two days it was open for inspection.

Five days after placing the ad, I sold my home for $271,500! I got $16,500 more than I asked and $50,000 more than my broker thought he could get. I saved $18,000 in interest and taxes, and I didn't have to pay a $16,290 commission.

I put $84,290 more into my pocket than I would have if I had followed my broker's advice.

I bought this book 6 years ago because I needed to move fast because of employment. I did exactly everything the book said and I SOLD MY HOUSE IN 5 DAYS! The next time I move I will be reading this book again and doing exactly everything it says. I expect to sell my house in 5 days again.

I have used this book three times. Each time we got more than we hoped for our homes and paid ZERO commissions! If that isn't enough to make you try, nothing will.

I've sold two homes using this method, one in the mid 100k and one in the low 300k, both in Southern California. It works! But only if your contempt for realtors' commissions exceeds your fear of the unknown. We have been conditioned to believe we need realtors to process home sales. Because of the large amount of money and legal "mumbo-jumbo" involved, most choose to stick with the "traditional" use of realtors. This book helped me realize my fears were unwarranted, and so I kept literally thousands of dollars in my pocket by using its methods and by having an escrow company handle the legalities for nominal fees (which I split with the buyers!). Using a legitimate agency like an escrow company (or lawyer, etc.) is a must because it helps with buyer confidence. Use the book only as a tool to meet your particular needs. Some examples may not work for your particular situation, but they all can be adapted. It's not for everyone, but it should be!

I did not buy this book after reading most of it in a Barnes store. I'm not going to say that the book is good or bad or that the method the author teaches does not work. I will say that you should know what the method is before you buy the book because some people, like me, may not be comfortable with it. Basically, you are auctioning your house and selling it to the highest bidder. The auction, although he doesn't call it that, starts on Saturday and ends on Sunday. The highest bidder gets the house. The price he instructs you to start with is a ridiculously low one. He made the example (if I remember correctly) that to sell a house worth $120,000, you should start at $40,000 to $50,000. Then you should hope that someone bids the price you want. I personally would not want to take that risk. I Just felt the need to give a little 'heads up' to those like me, who would not be comfortable with it. He mentions that if you list your home the traditional way (with a realtor), you'd be stuck in a year contract. This is not true. The contract with my realtor was only three months and I was able to talk her down from her traditional 6% commision just by asking! One more thing, the book is thick yes, but has large font and is double spaced. So, you don't get much book for the money. Good luck to you!

I read this and followed the instructions and we sold the home in 5 days (not counting the preliminary work). It gives you basics, but like anything - you learn what you could have done better for the next time. With additional help from a mortgage company agent, we had all the legal forms, etc. we needed to pull this off. I would definitely suggest you read this - it has all you need, i.e. sample forms, etc. to sell your home in an ethical, fair manner.

I've used the book to sell two homes. It works exactly as they claim if you follow the easy instructions. I highly recommend it before you hire a realtor. Especially recommended in a fast selling market.
