Sexy and sweet and funny, York packs a lot into Love in a Snow Storm - beautifully capturing small town life and the hardships that can come from falling in love in a little community. She also gives us a great set of supporting characters, who not only add extra depth to the story but also wonderfully set up possible of future stories. Loved this book! Yes, it is book two in a series, but you don't need to read the previous story in order to enjoy or read this book, which I think is very important. Anyway, Jake has been in love with Dani since she was 18 but because he is older than her(and he is friends with her brothers and they would hurt him badly if he did anything about it) he has been standing by, waiting for her to grow up. Really, he isn't that much older than her but when you think of that age it can be weird. She has been attracted to him and with the help of her sister-in-law, she does something about it. This a sweet but sexy novel that caused me to go online after I read it to buy the first book. Excellent story.

Loved this one!!! Fantastic writing, great small town romance that you won't be able to put down. While it's the second in a series it is easily read standalone, although I recommend you grab the first one too. Jake and Dani have always had an incredible attraction. Dani has wanted him since she was seventeen. He has always known Dani is off limits. The little sister of his best friend. A friendship he doesn't want to risk. She's back in Pine Harbour, all grown up and maybe, just maybe, worth risking it all. You'll want to read this one, I highly recommend it.

This sexy small town romance is the story of Dani and Jake. Dani's had a crush on Jake forever, but the 8 years separating them and the fact that he's her brother's best friend has meant she's spent a long time trying to get him out of her system. But when Jake is finally ready to ante up and show Dani that he's not going to run from his feelings for her anymore, is it too little too late? I loved this story! Zoe has the knack of creating characters that the reader wants to know about - their hopes, their loves, their dreams and their failures. Though Dani started out with a teenage crush on Jake, it's morphed into something much more adult and finally (finally!) Jake admits to himself that he can't resist her pull anymore. I really liked that Dani was comfortable showing Jake that she wasn't a kid, that their love scenes were between two mature consenting adults. (and yes, those love scenes are steamy!). In any relationship there is the dynamic of family in the background, and with these two, that's a significant part of the story - how it affects them and how they deal with it is part of the attraction of the story for me. There are so many characters to like in this town, shared with us via witty dialogue and friendly camaraderie, with laughter and tears. Pine Harbour is a town everyone should visit. 5 stars for this entertaining and sexy read!

Loved this book!! Second chance romance story...kind of.... but not really, considering..She was Way Too young when he first noticed her. So years later a chance he didn't think would ever happen, did! You aren't suppose to lust after your friend's little sister........... Zoe York is one of my favorite authors and she has another hit with this story!!

I loved the second book in the Pine Harbour series, Love in a Snow Storm. The heroine and hero, Dani and Jake have, ironically, what I consider a mature love. Ironic because what has held them back all these years was Dani's young age. You see them fighting what they feel for each other at the beginning of the book, which reflects what they have both been going through for years, fighting their feelings for each other. While they are struggling with what they feel for the other, neither knows the other also has feelings. I think I was most struck by how they handled their first major fight. Jake leaves his house after thehy fight - albeit not without a comment about how he couldn't stay where he could smell her. He barely gets down the street before he realizes that's not the right way to handle the fight, and heads back home. Dani knows she can't just storm out after they fight, so she hunkers down until Jake returns to discuss what their issues are. So, each of them maturely realizes that for this to work, they have to stay and fight for it, even if it means fighting for each other. That's much more mature than I often see in couples who are older and have been together longer. I even liked how the author handles even the potential wrinkle in Dani and Jake's relationship, which I won't disclose here. Dani and Jake keep the lines of communication open, appear to discuss what they are feeling openly, and keep no secrets between themselves or others (except of course, the fact that they are dating and in love). In the Pine Harbour series, the author really creates a town where I feel like I know the residents. I would love to date a Foster or a Minelli man. She has created a group of strong, alpha men who live and love fully and show amazing sensitivity to the women in their lives, even when they are being a bit boorish. And I love how the author gives us a teaser about the next great relationship in Pine Harbor at the very end of the book - makes me want to head back to Pine Harbor as soon as possible!

Jake Foster has been in love with Dani Minelli since she was 17 and he was 25.  Now they're 25 and 33 and both Jake and Dani are tired of waiting until she's old enough.  What happens when a woman he'd slept with in the past, comes back into his life with a surprise?  After waiting so long to be with Jake, will Dani be able to handle this surprise? I love a good contemporary romance.  This story is complete with a quickly written past and a fabulous present with many happy and some sad moments.  Jake is a sexy, serious, brooder that is completely honorable and loves Dani like crazy.  How sweet is it that he built his own house with his future bride in mind?  He's a very swoon worthy man and Dani is a very lucky woman.  Stories like this one make me wish for longer books.  This awesome author has many more brothers to write about and I can't wait to read about them. Received a copy in exchange for an honest review.

I have been introduced to both a new author and a series I have never read before. This brief glimpse allowed me to take the time and try out an author that I had never read before. I enjoyed the book and am looking forward to reading the rest of the series.

I am quickly becoming a big fan of Zoe York and her Pine Harbour characters. There’s just something about her writing that brings the characters to life, convincing you that this small town exists and these people really live there and wishing you could take a road trip to go hang out with them. And the fact that this book had tons of the all things I love – small town, best friend’s little sister, a bit of an age difference, an alpha male who can talk dirty when he has to, and a heroine who keeps that angst level to a minimum – just made me love Jake and Dani’s story even more. This story picks up where book 1 – Love In a Small Town (Rafe & Olivia’s story) – left off and now we get to watch Jake and Dani dance around their attraction for each other. Jake has wanted Dani for a long time but has always kept his distance since Dani was so young, not to mention the fact that her brothers would probably kill him for touching her! Even now that Dani is all grown up, they continue to dance around each other, until it seems that there may never be a “good” time to see where the attraction between them can go. And when Dani decides to give it one last try to catch Jake’s attention before she gives up on him for good, well, let’s just say her plan does just that! I just loved both of these characters separately, but together they really made me smile. Between all the banter and the years of built up sexual tension between the two, they were a really fun couple that had me laughing and fanning myself – sometimes at the same time! What I love most about Jake and Dani’s story though was that once they committed to seeing where their relationship would go, they were both all in. And even though they both had a hard time trusting that the other’s feelings were just as deep, when issues came up the drama was kept to a minimum and never dragged on. I loved that they both really did wear their hearts on their sleeves and weren't afraid to put themselves out there when it mattered, and they truly believed in one another – even though at times they didn't realize it. And when they are faced with a potentially relationship ending situation, I loved the way that they both handled the situation – not that there wasn't a bit of angst and a bit of drama, but there was a maturity in dealing with the relationship issues that I really appreciated. I cannot wait to read the next installment in this series – as I said, Pine Harbour is my kind of town and this book and series are my kind of reads! I was given a copy of this book by the author for an honest review.

This is book two in the Pine Harbour Series and can be read as a standalone.  I gave this book 5 stars.  This is Jake and Dani's story. I loved this story so much. Jake has been in love with Dani for as long as he can remember, problem is she is younger then him. So much so that if he did make a move it would not look well. So he waits. It kills him, but he does. He doesn't seem to realize that Dani is feeling the same thing about him. Another problem she is the baby sister of his very best friends. So he swallows his attractions and ignores how he is really feeling. If he gives in it could ruin everything in his life. Later in the future after watching her with boyfriend after boyfriend Jake cannot take it anymore. But what happens when he gives in to his feelings. Is it too late? Is Dani tired of waiting for him to figure this out? What will her brothers do? And in a small town how will they all react when they see him with Dani?  This book was so beautifully written and had me captivated right from the start. I loved the first book, and enjoyed this one just as much.  Give this series a chance and pick the books up .. I recommend reading book one as well definitely a five star series. Thank you Zoe for an amazing series.. I hope we get another book soon!   I will be a reader for life!
