I finished this book in 2 days after I bought it. No doubt the author is a good writer and story teller. But how useful it was for the reader? I think it all depends on your situation. My credit score is around 800, no debit, 25% down payment, 30 year fixed mortgage. Therefore, the loan application is nowhere as dramatic as those stories in the book. I cannot speak for readers applying for those more fancy loans. If you have a secure job and manage your money well, doing some research online and contacting a few lenders/mortgage brokers should just work fine.

I wish we'd had this information when we purchased our first home, but it's not too late to inform our children & grand-children as to how easy it is to be scammed. This book should be a must for every potential home buyer. Having the knowledge of what this book offers is information we should all be aware of. Thanks for making it an easy book to read. The title really says it all.

I did my online research and shopped with three different lenders. If I had stopped there (as one poster suggested), I would have chosen the wrong lender. But thankfully, I read this book first! It saved me $2,000 in upfront closing fees! Don't be naive. You might think you don't need to do in-depth research because you have perfect credit (as do I) and are getting a conventional loan, but the greedy loan officers have ways of not disclosing all the information, of making it look like you're going to get a lower rate, etc. You think you're doing "just fine," when in reality, you're paying more than you need to. Carolyn Warren's book kept me from going with the big national lender that was actually charging $2K more for the same interest rate than my local broker. It is well worth the time to read in order to save yourself thousands of dollars.
