This book was written during the real estate boom, when anyone riding the wave of success thought they were Donald Trump 2.0. Alas, now that the wave has crashed Peebles has washed up on the shoals of empty suits unable to keep his head above water. Don't take swimming lessons from a drowning man. Without his political connections Peebles would be irrelevant. The book is outdated, unless you believe big fish eating little fish is a way to conduct business or go through life. Example: Peebles bought an abandoned quarry on the California coast cheap, thinking that by getting the locals to believe he was going to build a modern mixed use development he could get them to rezone it and then resell the lot at a huge profit without turning a shovel of dirt - typical of the "strategic thinking" he is selling in this book. The result? The voters didn't buy into the pie-in-the-sky; he totally alienated the town, and today the land sits vacant with a for-sale sign. Now that the boom is over he can't unload this white elephant, which is bleeding dollars. The only "principle" here is don't follow his example.
This is one of those books that I will recommend to friends.
This is an inside peek into the world of Real Estate from the commercial and developmental point of view. From a man who basically started from nothing. It's an A-Z guide for success, and includes case studies of an immensely successful man, who sees 'outside the box', and takes action!
Mr. Peebles doesn't waste time. The book is written the way the business is run: calculating, direct and fast paced. It doesn't give the technical details, of course, but the Principles are words to live by.
A fascinating and easy read for anyone who wants insight into how complicated real estate deals get done, written in an engaging style by a man who has achieved remarkable success by overcoming insurmountable problems. A must buy.
