    Don't waste your money!

The online material of this looked well written enough to be considered a worthwhile investment - wrong! We bought the two volume set and are extremely disappointed. First of all, the books are written in very large font and contain so many "workbook pages" that they could easily have been parred down to half its size AND made into one volume. Two-thirds of the content reads like a cheerleader, telling you repeatedly "you can do it". The rest of the material has some information but not always accurate. The info for our state was completely wrong. In addition, the content was riddled with typos and grammatical errors - proofreading was clearly not a priority. Ms. Villanova offers several "freebies" as a purchaser of the books. The problem here is that the envelop, addressed as instructed, was returned. I then searched for an email and the best she could offer was a hotmail account! On top of that, my emails were never answered - another dead end!! Of course, there is no phone number to call and she can't be located at 411.com. Don't waste your money!!

    Old and outdated

This information has some generic information on tax liens but is sligtly old and needs updating, as tax lien rules tend to change and strategies change with new online auctions. There are other books available out there that is more up to date.

    It really teaches you how

I bought this two volume set because I heard about a tax sale in my area and could not get any information. I was skeptical but the book gives you the questions to ask the tax collector so that you will get the information you need. It is very realistic about what you need to do and gives insight into possible problems and solutions. Well worth the money if you are willing to take the time to learn. Even includes actual forms, criteria and lists from counties so that you can see what they look like and how to tead them.

You Can Do It Guide to Success in Tax Lien and Tax Deed Investing

I bought the two volume set and after reading through and doing some research took advantage of the free one hour consultation. That and the books were really all I needed! Over the past few months activity has been brisk in Texas. .. Like the author mentioned to me several months ago, if you find solid properties investors will come. She was right. I had very little money to start. I now have three solid liquid investors that are willing to source money for me. There is still a lot for me to learn but, I just want to thank the author for writing these books and for being there for me in the very beginning of my tax deed career. I have began to build a good list of reference contacts in the real estate industry and am beginning to succeed beyond my wildest dreams. Not only did I get the info I needed in these books but a grounding in Real Estate terms and many sample forms some of which i have put to good use. The books are worth evey penny if you put them to use and I did, big time!

    You can really do it

I have seen lots of ads for 'get rich quick' with tax liens and was always skeptical. These books however are the real deal. They give you an overview and then walk you step by step through the process. I have already bought 5 liens and 4 have redeemed paying me 11% interest. the last one has not redeemed and I may get the property for just the back taxes. I cna't wait to go to my first Deed sale. These books will have me ready. And I even got some tips from the author when I called in for my free consultation!
