Crushing It in Apartments and Commercial Real Estate: How a Small Investor Can Make It Big by Brian H Murray

Think apartments and commercial real estate are just for the big boys? Think again.

Brian Murray was not an investment pro when he bought his first commercial property. He was a teacher looking to build some side income. Armed with his passion for business and a lot of common sense, he developed a simple yet highly effective approach to investing that he still uses today at his multimillion-dollar real estate company.

Crushing It in Apartments and Commercial Real Estate is a beginner’s guide to investing based on Murray’s experience bootstrapping his way from newbie investor to award-winning CEO of Washington Street Properties. Murray shares the secrets to his success through straightforward, actionable advice that will help you get started no matter what your experience level, or how much cash you have on hand. You’ll learn how to:

  • Find and creatively finance commercial property
  • Grow a portfolio without any help from outside investors and without taking on excessive debt
  • Use your small-investor status as a competitive advantage over corporate investors
  • Identify simple, practical ways to increase profits while keeping costs low

Murray also shares real-life stories that reveal exactly how he grew his business, and the hard lessons he learned along the way (so you don’t have to). Whether you already invest in real estate and want to go bigger, or you’ve never owned a property, this book gives you the tools and wisdom you need to crush it in apartments and commercial real estate.

Brian Murray is the founder and CEO of Washington Street Properties, a commercial real estate investment company that has been ranked on the Inc. 5000 list of the fastest-growing private companies in the United States for three years in a row. In 2015, Murray was recognized with a Gold Stevie Award for Executive of the Year in the Real Estate Industry.

This book is loaded with sage advice for anyone looking to get into investing in the commercial real estate market. I had considered myself more than a novice in my knowledge in this area, but with terms like proforma, syndication, wraparound mortgage, and disintermediation, I quickly discovered just how much I didn’t know. I thought this book was well-written, no doubt taken from the author’s knowledge and experience. His integrity and humanity really showed through as he shared examples of his triumphs and mistakes. I couldn’t believe how much I learned just from that. Mr. Murray greatly stressed to do your homework before jumping into this type of venture. He expounded every aspect of the business from start to finish, dissecting each in minute detail. Nothing was left out. This book is a gold mine for reference and gave me the confidence that I needed before venturing into an investment of this type. Even if you are short on funds, it teaches various ways of working around that. Murray also shared innovative ideas for working with the myriad of people who will be involved throughout your acquisition. I enjoyed reading all the uplifting quotes scattered throughout the book. The best advice, without a doubt, was that “you should never invest anything you’re not prepared to lose.”

Crushing It is a great book to help anyone who may be looking into starting a Real Estate investment venture. It is easy to read and the author gives plenty of personal  experiences to illustrate the positives and negatives of owning commercial real estate. His stories also help the book feel less like a textbook, so it is enjoyable to read, without overly complicated formulas filling up the pages. In fact, the author tries to avoid strategies that are complicated, because his feels this takes too much work and can cause too many problems. He goes through and explains concepts of boot strapping, finding the best properties, how to secure the money needed for projects, ways to add value to your investments, and many many more. He does not sugar coat the risks or the hard work that an individual needs to put into each project, trying to dispel the myth that real estate investment is "easy money." The language is clear and the grammar is good. I give this book 5 out of 5 stars, and will recommend it to anyone who mentions real estate investments to me
