This book is loaded with sage advice for anyone looking to get into investing in the commercial real estate market. I had considered myself more than a novice in my knowledge in this area, but with terms like proforma, syndication, wraparound mortgage, and disintermediation, I quickly discovered just how much I didn’t know. I thought this book was well-written, no doubt taken from the author’s knowledge and experience. His integrity and humanity really showed through as he shared examples of his triumphs and mistakes. I couldn’t believe how much I learned just from that. Mr. Murray greatly stressed to do your homework before jumping into this type of venture. He expounded every aspect of the business from start to finish, dissecting each in minute detail. Nothing was left out. This book is a gold mine for reference and gave me the confidence that I needed before venturing into an investment of this type. Even if you are short on funds, it teaches various ways of working around that. Murray also shared innovative ideas for working with the myriad of people who will be involved throughout your acquisition. I enjoyed reading all the uplifting quotes scattered throughout the book. The best advice, without a doubt, was that “you should never invest anything you’re not prepared to lose.”
Crushing It is a great book to help anyone who may be looking into starting a Real Estate investment venture. It is easy to read and the author gives plenty of personal experiences to illustrate the positives and negatives of owning commercial real estate. His stories also help the book feel less like a textbook, so it is enjoyable to read, without overly complicated formulas filling up the pages. In fact, the author tries to avoid strategies that are complicated, because his feels this takes too much work and can cause too many problems. He goes through and explains concepts of boot strapping, finding the best properties, how to secure the money needed for projects, ways to add value to your investments, and many many more. He does not sugar coat the risks or the hard work that an individual needs to put into each project, trying to dispel the myth that real estate investment is "easy money." The language is clear and the grammar is good. I give this book 5 out of 5 stars, and will recommend it to anyone who mentions real estate investments to me
