When I started reading I couldn't put it down.Louise Bay is magnifysent writer.I cannot wait to read more of there books.Keep up the great work.You should read this book.

Louise Bay is one of my go to authors and Park Avenue Prince did not disappoint as with all of this authors books I was drawn in from the very first chapter. Two people with very different backgrounds but both wanting the same thing, both determined to be successful. This is Sam Shaw and Grace Astor's story, he is new money she comes from old money, he has built his business from nothing and she wants to build her business with no help from her Park Avenue family. Grace has had her fill of rich guys growing up the last thing this Park Avenue Princess wants is a Park Avenue Prince. This is a story about two people getting to know each other, it's about their journey but it's also hot and I mean sizzling hot! The characters have depth and you can't help falling in love with Sam the billionaire who started off with nothing and who ends up owning the most prestigious address on Park Avenue, he is strong and determined and he won't let Grace get away with rolling her eyes at him or making jokes at his expense, he will show her who rules this Park Avenue Bedroom...... Great read that I could not put down

This is a wonderful start to this series. I laughed, cried and got irritated with the main characters. You’ll love how this book makes you feel!

Fast paced and lots of hot sexy characters... Loved Grace and her determination to tear down Sam's walls in spite of him and his fears... Not a long book but had a good beginning, middle and end... Loved the characters and the fact that there will be another in the series...

I really enjoyed this book. Sam Shaw, a self made billionaire, has purchased a Park Avenue property as a good investment. He's not stuck on "things" but purchases items only for their return and proven by his mostly empty apartment. He meets Grace Astor, former Park Avenue Princess, who is seeking her dream of owning an art gallery, when his art consultant takes him to an art showing. Sam is immediately smitten and enjoys Grace's "hidden" art over the artist who's paintings are being shown. Sam immediately buys Grace's collections and finds a way to get her to spend more time with him. Such a touching story of how each of them bring out the best in the other and help each other grow. Sam - an arrogant, sexy, alpha shows his thoughtful side. Grace, who is trying to out run her Park Avenue roots, but trying to succeed on her own shows Sam how to let go of his past and move to a bright, new future with her. 5 stars for sexy & spicy, too!

Yes!!!!! Can we say our Park Avenue Prince and the “Princess” were just completely the “IT” couple of 2017? Well I believe so in our Book World! I loved both Sam and Grace wholeheartedly! Sam is my weakness, a broken soul that only needs to learn that love prevails. Giving into love will let you live to the fullest. Sam also shows us to never take anything for granted. Life has plans for us all. Life can be long and sweet, or be over before it really started. We all read, or hopefully will be reading, King of Wall Street, Max and Harper’s story (Book 1 of this series). We get to read Grace’s story next (Harper’s Best Friend). And Sam steals her heart as well. I was fully captured with this story. Sam worked so hard to be where he is. He will not allow himself to have it all. He may be financially secured, but he does not have any sentimental things. He is not even aware why. But Grace gets underneath his skin and brings out the truth. So Sam slowly allows little at a time. He goes on his real first date. He will finally come out of his shell. And when he allows his heart to feel once more, his world crumbles down once again. Grace and Sam face their real challenge. Will love conquer all? This story reminds us that we can never take the little things for granted. Whether that is love, friendship, family, and even life, I love how Louise brought these two, Grace and Sam, into our world. We can cherish these two, have a love or art, and have...Ultimate Bliss.

Loved Sam Shaw. He is not your typical Billionaire in many ways, and that makes him more real for me. I was bummed that the final chapters seemed rushed, but as with so many books, once you know for certain the path the characters are taking, it's just a metter of wrapping up...when I am that reader who will forever want more. I finished this the same night I started 3am the next morning. I'm a fan of the authors and enjoy the crossover of her characters between her books.

Predictable, but good development of the characters. Especially loved Sam, so afraid to love, because of the death of his parents when he was a child. Will read more by this author. Mjw

Sam Shaw is an extremely successful businessman who knew what it was like to grow up with very little in life. Every purchase he makes is done with purpose out of fear that it can all be lost in the blink of an eye. Although he lives on Park Avenue in New York, he lives a simple life and doesn't like to buy things he doesn't consider an investment. Grace Astor, on the other hand, is a Park Avenue princess who starts an art gallery to make it on her own. She doesn't want to rely on her Father's money to make a living. She's smart, feisty and has a heart of gold. Sam and Grace meet at her art gallery while he was working with an Art Consultant to purchase some items for his new home. Grace didn't think much of him as he's not "her type." Sam feels differently about Grace and tries to get to know her. Grace is all business, but Sam doesn't forget about her after their first encounter and returns to the gallery with the hopes of getting her attention. The two set out on a journey that will squeeze at your heart. Although they come from different backgrounds, they find similarities as they get to know each other. Their story is heartfelt, heartbreaking and beautiful all at the same time. It's impossible not to fall in love with Sam and his swoon worthy ways ❤️ Add this to your TBR!

4.5 STARS! There was so much adored about this story. First and mostly importantly, it was so easy to connect with the emotion in the story and the characters. Sam and Grace are both very down to earth, despite having grown up with opposite childhoods. Sam is an orphan who worked his way to wealth. Grace is a born socialite who rejects the social pitfalls of her status, while Sam is the cheapest millionaire you have ever found and rejects the material trappings of wealth. These two are quite the pair! They come together and have an instant chemistry that lit up the pages. And maybe other things too, if you know what I mean. Ladies, Sam is all kinds of swoon-worthy! He's the best of both worlds. Commanding and sexy, yet considerate and thoughtful. Like with most book boyfriends, Sam predictably encounters a bit of a learning curve when it comes to love and commitment that had me equal parts sad and frustrated. Overall, this book had me feeling all the feels and I loved it.

Sweet, sexy, and entertaining with these likable and endearing characters. I had a hard time putting it down. Grace and Sam. These two trying to figure each other out in the beginning is adorable. They are so incredibly sweet together and I loved their chemistry. I was expecting this player of a man but who I got was so incredibly kind and generous and incredibly closed off. Sam came from such humble beginnings with real loss that had me feeling for him from the start. I loved his character development and growth throughout the story. Watching his struggle was so endearing as his feelings for Grace developed. I liked Grace a lot, she seemed to be very perceptive to Sam’s needs and was almost forgiving to a fault. I feel like I knew Sam better than Grace, he felt more in depth to me than she did. There was a decent amount of back story and character development for her but it was more surface to me. I loved them coming together. It's sweet and fun with an nice amount of emotion and drama mixed in. I loved Sam’s pursuit of Grace since he seemed so out of his element. I thought they had great chemistry and there was a nice amount of sexy times happening between the two. Towards the end my heart might have dropped a bit and I wanted to strangle Sam but I loved the drama that was created. I was on the edge of my seat, turning the page, dying for my HEA. The writing was really good, I enjoyed the story so much. There was a really good pace and I liked the flow of the story. I thought the build was great. I loved that it was dual POV and couldn't wait for Sam to share with Grace what the reader already knows. There were a lot of characters mentioned and I loved Sam’s friend Angie and Grace’s friend Harper. I liked the drama at the end and Sam finally getting it together. It wrapped up a bit too smoothly for me since Grace is so incredibly forgiving but I love how it flowed into the epilogue. I laughed, cried, and rooted for Sam and Grace. I loved his story of healing and opening is heart and letting love in. I might have clapped at the end. It was a totally enjoyable, fun, absorbing read. Complimentary copy received for honest review.

But Grace is more than just a Park Avenue princess, and she's about to turn Sam's world upside down. After reading KING OF WALL STREET by Louise Bay, I was in love. Now, this is nothing new, because it happens with every single new cast of characters that Louise writes, so I was expecting nothing less. The story, the characters, everything, I adored all of it. And I was ready. Ready to read more about these people, to get the stories of those that had made an appearance and added to Max's and Harper's story. Well, thank you, Louise, for giving us PARK AVENUE PRINCE. You've gifted us with Grace's and Sam's story, and I couldn't be happier. So, Sam. Sam is one of those men that want to protect themselves at all costs. There will be no love, no relationship, nothing too deep, because his past experience has shown him that love and attachment equal pain, and he's had his fill. But then something happens. Grace Astor happens, and life as Sam knows it is turned on its ear. I adore Grace. I loved her as Harper's best friend and sidekick in KING, and was over the moon to find that she was to get her own story. Grace is like no one that Sam has met. He doesn't want to care about her, but he can't help himself. Because Grace is special. She's determined to live life on her own terms, to make her own way rather than use the privilege that she's grown up with to make a name for herself. And she's steadfast, and passionate, and she perseveres, believing in her relationship with Sam enough for the both of them when he can't. I really appreciate getting to see a whole other side of Grace than the one Louise gave in KING. Sam's and Grace's story is beautiful and passionate, and their journey to forever is one that will stay with me. As well, I loved getting to catch up with Max, Harper, and their family for a healthy dose of friendship and humor. PARK AVENUE PRINCE is an easy 5-star read for me, and I look forward to Louise's next book (I'm hoping that either Scarlett or Violet, Max's sisters, will get their turn!), because it is sure to be wonderful.

Park Avenue Prince by Louise Bay......What happens when the hot Prince meets the beautiful Princess? You get the beautiful perfect modern day fairytale. Sam and Grace find each other at Grace's art gallery, neither one looking for a relationship. One kiss, bantering and dares or trades between each other, is all it takes to become more then one night. Wow this was my first book by Louise Bay and she is an amazing author, I can't wait to read more. This is one book you will want to read. I voluntarily reviewed an advance reader copy of this book.

I always love the damaged hero and Sam Shaw is no different. I fell hard for this man who is so afraid to let anyone in, that he has amassed an empire with only one person who he'd call a friend. When he meets Grace, she intrigues him. He never would have guessed that she would be the person to change his life. This book did it for me on so many levels. I loved the characters of Grace and Sam. We had met Grace before and I was happy to see her get her chance at love. Louise Bay always does an exceptional job with character development and this story is no different. I felt Sam's tortured pain. I felt him wanting so badly to love and be loved, but so afraid that he would lose what he loved and he wouldn't come back from that. I loved the witty banter between Grace and Sam, but then also the talks between them where you felt their worlds change. This was such a great story and I cried for Sam and then cheered him on in the end. I was so happy to see Harper and Max again, too. Such a great read!

Louise Bay’s Park Avenue Prince is an entertaining and compelling romance where the boy who went from rags-to-riches meets his match against the Uptown girl. Sam Shaw was orphaned when he was twelve and lived in a group home until he graduated from high school. When he left, he swore he would be make it one day and make it big. He does, and he is now a very successful businessman and has just bought an apartment at one of the most exclusive addresses in New York City - 740 Park Avenue. Sam never buys anything unless it has the potential to make him money; therefore, he doesn’t furnish his apartment and chooses to only buy art for his new home. (Furniture can’t really be resold for a profit but art can.) He hires an art consultant to help him find the appropriate pieces and ends up shopping at Grace Astor’s new gallery, but he’s not really interested in the art once he’s there - he’s interested in Grace. Grace grew up at 740 Park Avenue and is from a wealthy family, but she decided years ago to not rely on her parent’s money or connections. Her gallery has been her dream, and she has worked very hard to open it and is focused on seeing it succeed. Sam is not her usual type of man, but there is something intriguing about him and she’s very attracted to him. She's normally attracted to artists who need her help rather than men in suits who are driven and successful. Sam comes onto her very strong, and she tries to resist his advances but their explosive chemistry ultimately wins out. Sam and Grace hit it off in bed and are surprised to discover they also enjoying spending time together outside the bedroom. Their casual fling morphs into a relationship with feelings, but Sam has never been in a committed relationship, so this is unchartered territory for him. He lost the people he loved most in the world and has shut off his emotions to protect himself from loving someone for fear he might lose them one day. He does not trust easily and is also leery of people who grew up with money - people like Grace . She wears her heart on her sleeve and never expected to fall for Sam but doesn’t try to deny or hide her feelings. She does need him to open up and allow her in if they are going to have a chance together. Sam and Grace are both charming characters who seem perfect for each other. Sam is especially endearing as we witness him struggle to risk his heart in order to love Grace. It was both gut-wrenching and sweet, and I loved seeing him shed his protective layers. Park Avenue Prince is a sexy and sigh-worthy love story that proves the boy who wanted it all - can really have it all. *I voluntarily reviewed an Advance Reader Copy of this book.* This is a story about a boy, Sam, who grew up in a children's home. He makes it big and that means he wants his park avenue address. When he gets his dream, a penthouse on Park Avenue, he is not sure what to do with it. He has a clunky couch, a mattress and bare walls so he hires an art consultant. Enter the girl, Grace, who is besties with Harper who we met in the previous book, King of Wall Street. Grace is a Park Avenue princess who actually grew up in the same building where Sam lives. Now she lives in Brooklyn and she wants to gasp - own her own art gallery. That is how Grace and Sam meet... He ends up buying some art from Grace and he falls badly into lust with her but Grace knows his type so while she resists him and maybe just has sex with him, she makes Sam work for her heart and body. The writing in this story is just as good as in the King of Wall Street. The king is still my favorite but this is a close second. I loved how Grace makes Sam chase her and he really has no clue why he keeps coming back for more. This book stands alone though it was nice to see characters from the previous books.
