The Stage Coach Book of Staging Tips for Home Sellers: 258 Tips for Preparing Your House to Sell Quickly and for Top Dollar by Victoria Guillot

Whether you are a seller listing with a real estate agent or selling For Sale By Owner or you are a real estate agent, this book could potentially yield thousands of extra dollars in your pocket.

The secret to successfully selling a house quickly and for top dollar lies in thinking differently. In this guidebook filled with tips on every page and loaded with color photographs to illustrate the points, Victoria teaches you how to think like successful sellers and make the right decisions to gain the competitive edge.

This guidebook tells it like it is and does it with humor and sensitivity. It gets right to the point. Read with an open mind throughout. Learn tips gleaned from the feedback of agents and stagers across the country and years of experience getting results. The recommendations are backed up by facts and figures and are designed to put more money in your pocket and ultimately make the process of selling your home easier.

Selling a house requires a lot of little decisions along the way, even those made by default as a result of not making any decisions. Many sellers make poor decisions that cost them a piece of the profits they could have put in their pockets at the closing table. After reading this book, you will know how to properly weigh your options and make your best decisions so that you can cash out all the equity possible from your sale and not leave any money on the table.

This guidebook was originally conceived as a tool for real estate agents to help their clients.

If your agent has made suggestions to you that you decided were unnecessary, you may change your mind after reading this guidebook. This book can also tell you what your agent may be hesitating to say. And if you're selling For Sale By Owner, someone needs to tell you these things. That's where this guidebook is helpful. Sometimes recommendations are easier to process when you're not face to face with your agent and you can focus and think about them calmly and rationally and without the distractions of all the other details that go along with the listing process. Sometimes simply seeing an illustrated example is more convincing.

About the Author

Victoria Guillot (a.k.a. The Stage Coach) was born with a passion for design. Beauty in her surroundings was clearly important to her, as her first spoken word was "pretty". At age 5 all she wanted was a Barbie Dream House so she could rearrange the furniture. She could be found with her nose in decorating magazines at the young age of 13. She decorated her first apartment by transforming hand-me-downs and flea market treasures. If she couldn't find it, she created it. People started asking her to help them decorate their places.

After university graduation, she rose through the ranks in the mortgage industry and spent 21 years with a real estate license in California. No surprise, she loved touring the houses.

Victoria first tested the impact of her staging skills with a condo. After attempting to sell it vacant but getting no offers, she enhanced it and the property sold within two weeks for full asking price. Later she had trouble renting out a property in a very slow market. After 6 months with no renters in sight, she staged it. The unit rented the same day work was finished for $100 more per month than before. Her next staged house sold in 48 hours for $10,000 more than asking price.

Once firmly convinced of the power of staging, she had an "Aha!" moment of clarity. Combining her real estate industry experience with her design skills was her true calling. She took design courses and received double certifications in Staging and Interior Redesign from the Academy of Staging and Redesign. She officially launched Stage Coach Services LLC in 2008, after which she mentored with two industry superstars to learn how to be one of the best stagers in the business.

Victoria has successfully helped countless delighted home sellers reap higher profits, sell faster, and reduce the frustration involved in selling.

In addition, she teaches Advanced Staging for real estate agents and gives seminars on staging.

Victoria lives with her husband and two cats in an 1840 farmhouse in beautiful Bucks County, Pennsylvania.
