Another exceptional book from Lorelei James. In this 4th, and hopefully not last, installment (hoping for a spin off with the cousins), of the New You Series, it is Jensen Lund's turn. He meets a woman that breaks all of his rules about dating and he also breaks all of Rowan's rules about dating. Rowan is such a strong independent single mother. Lorelei always writes characters with such depth and flaws. I love the growth of Jensen from the previous novels but you don't have to have read the first 3 books though I highly recommend them!! I enjoyed their friendship and the struggle in finding how to be together and make something of their relationship. Also brings to light some rules that the NFL has that, as stated in the book, definitely need to be changed!! Go buy this book!!! It is fantastic!

Jensen Lund, tight end for the Minnesota Vikings is sidelined by several serious injuries. He’s been working out with a vengeance to get himself in shape for the upcoming season. He doesn’t want his career to be over. Coming home after a rigorous session at the gym, he’s met with a vicious shot to the groin by a little boy he mistakes for a girl. Realizing his mistake, he goes to the boy’s apartment to clarify why an unescorted child is roaming the hall. The door he knocks on gets slammed in his face. Rowan Michaels is upset Jensen doesn’t recognize her. After all she’s only been a cheerleader for the team for four years, hence the slamming door. She goes to his apartment to apologize for her son Calder’s behavior and is taken aback by the luxury of his apartment. She finds it hard to believe how gentle he is with Calder. Apparently she’s subletting the apartment where his friend who’s on vacation lives. He’s concerned about where he’ll fit in the Lund Industries conglomerate if his career is over. She’s worried about fulfilling her role as a single mother. Then there’s the attraction between them and the no fraternization rule between players and cheerleaders should he make the team. That becomes a barrier to their relationship as they feel they must sneak around to be with each other while their affair heats up. He truly wins her heart when he provides a charity camp for Calder’s dance school that is cancelled. The Lunds also back the event, so the children won’t be let down. I wasn't sure anyone could beat Walker as my favorite Lund, but Jensen may have edged him out of the #1 spot. I'm kind of a sucker for a man who is great with kids, so Jensen's relationship with Rowan's son, Calder, was a huge bonus. I love Rowan's Independence, work ethic, and devotion to her son. She's used to doing it all on her own, and I expected her to be more resistant to Jensen, but I was pleasantly surprised to find little angst and drama as their relationship developed. What little drama there is felt very natural, the type of issues that would naturally arise in a new relationship for a single mom. I loved that Jensen and Rowan started out as friends. The evolution of their relationship felt very authentic, and was highly entertaining--it was truly a pleasure to read. The Need You series has quickly become one of my favorites!

ell she did it again. Ms. James continues to write amazing books that draw her readers into the lives of her characters. Each time I read her books, I think "There is no way she can do better" but she always does. In the installment of the "Need You" series, we FINALLY get to read more about hunky Jensen Lund. While he was in the earlier books, you never got to see enough of him. Well here is he in all his glory! What a fantastic story! Rowan Michaels is THE perfect match for Jens. She's basically making him break all his silly rules and shows us what a gem Jens really is. I swear, she could not have written a better character for him. Ro's son is the perfect compliment and shows you how great Jens is as a Dad. These two are really matched perfectly and then throw in appearances by all the other characters, you have heaven! How she makes Selka better each time amazes me. I want her as my Mom! Definitely pick up this book and read it. It's AMAZING! The ENTIRE collection is so good!

Jensen and Rowan definitely had the slow burn factor. Despite being immediately attracted to each other, they decided to just be friends. They both had been burned, or watched others be burned, in relationships that made them wary. They were both the complete "no relationship" type of person they had stayed away from. Yet, they couldn't deny the sparks between them The slow burn developed into an easy friendship, and they both respected that. The sparks flew, but they kept them at bay, until they couldn't. Even then, past experiences made Rowan back away instead of surging forward. Jensen had enough bad experiences that caused his retreats at time too. Finally, things seemed to figure out for them, but they were always bumps along the way. Each one, getting handled a little better than the next Rowan and Jensen did not have an easy time of it, but no relationship worth having ever does, and that made it that much sweeter when things worked out!

She just knows how to write a great story! Her contemporary romances are among some of my must reads, and When I Need You is no exception. This is the story of Jensen and Rowan. Two very stubborn and determined individuals who find that their greatest weakness in life is one another. From the get-go, I knew these two were going to be wonderful together. I knew they were going to have great chemistry and I knew that the drama would be just enough to keep me hooked without turning me away. I loved how Jensen and Rowan fought against all of the stereotypes that come with being a star athlete and cheerleader, and managed to find a perfect happily ever after. This series is superb. It’s so well written, so much fun, and so sweet, that I absolutely cannot wait for the next one. ***I voluntarily read a copy of the book in exchange for an honest review. This series just gets better and better! Jensen and Rowan were awesome. This was such an entertaining, sweet, sexy read! I loved it! Right from the beginning I was smiling because heck of a way to meet a kid and kick of the book. I loved Jensen and Rowan's connection, her stubbornness, and really getting to know Jensen since he was so much more than he seemed. I liked him but he really grew on me and by the end I was loving him and totally swooning. Rowan and Jensen’s relationship is fun and flirty and I loved the build and the playfulness between the two. And the puns! The sports puns were the best. I enjoyed them coming together and Rowan's fight since she was so scared to move forward. Jensen was so patient and caring. I adored his persistence. I loved the updates with the other Lund couples and some side stories that seem to be happening over the course of the series. I'd really love to see those couples get their own books, fingers crossed! I am just excited with all that is happening with the family. I love Mama Lund. She's so protective of her kids but she's quirky and tough as well and I love her moments of wisdom, for some reason they always make me choke up. The writing was awesome. Great details and development. Love the progression and build. This was so entertaining with a nice mix of heat. It pretty light in the drama department which I was thankful for. I just loved the sweetness and the romance and the reality of life with a kid in the mix and how that came into play in their relationship. This is one of those stories that falls into the prefect beach read category for me. It's charming and light but filled with humor, love, and sexiness and it just entertained the heck out of me with great characters and a solid story. Loved it! Jensen Lund is the heir to Lund Enterprises and a professional football player for the Vikings. He just got back from rehab in Florida after an injury that could potentially end his career. He returns home to find his neighbor Martin is no longer in his apartment in his place is a fiery gorgeous red head and her son. The only problem is he has 3 rules when it comes to dating, no single mothers, no cheerleaders, and no medical personnel. It doesn't make sense to Jensen why he's attracted to Rowan Michaels when she breaks all of his rules. Rowan Michaels is an athletic trainer, cheerleading coach at the University of Minnesota and a cheerleader for the Vikings. She has no desire to date a pro athlete, she already experienced that, when her son's father left leaving her to raise him alone. She has her own rules about dating and athletes are on the list. The two make a friends only agreement, but quickly realize they can't stay away from each other. Jensen does everything to show Rowan that he's not a player and they're good for each other, despite the no fraternization policy between cheerleaders and football players. Jensen is a man with a big heart and wants people to know that he's not a lunk head that can't do anything besides play football. Rowan and Jensen's love story is heartwarming and allows us to see how much fun it can be to break the rules. Not only are these two a great match but they have sizzling chemistry. I was glad to see that the heroine in this book wasn't angsty and went after what she wanted once she realized she wanted it. I was sad to see this story end I wanted to see them arrive at the Lund estate for the party at the end. When I Need You is a story that fans have come to expect from Lorelei James and makes you glad you took a chance on these characters. Received ARC in exchange for honest voluntary review.

Another great read by one of my faves! James is a master of creating families you can't help but love and the Lunds are easy to root for. This story is more than a simple romance- it is about a man creating his own branch of the Lund family tree. I liked watching Jensen fall in love with Rowan and her son Calder. It was nice seeing him taking Calder under his wing and treat him like a father would. I rooted for him to let go of his 'rules' for dating and realize Rowan was the one for him. You will love how this one ends and hope upon hope that James adds to the series ASAP!

Oh My GOSH! Lorelei just keeps writing awesome books! I LOVED IT! This is a can’t miss book, (but that also means you need to read the first 3 books now.) I am one of those people that don't normally read a book start to finish (I have 3 boys I have to keep up with) but I read this on straight through (my kids had to wait). Everyone has their rules for life. Jensen “The Rocket” Lund is no exception, He has three big ones when it comes to dating: 1) No single mothers 2) No cheerleaders 3) No medical personnel He is one of the hottest football players right now and is also an heir for Lund Industries. These rules have worked good up until now. Rowan Michaels also has rules for dating or should I say one rule (A BIG ONE): 1) No Football Players She has worked hard to get to where she is. Her life is being an athletic trainer, Vikings cheerleader, and a Mom. She has already “landed” a pro athlete (she thought he loved her). Her young son is proof that football players and fidelity don’t go hand in hand. When Rowan takes over her brother’s apartment while he is out of town she learns her new neighbor is Jensen Lund. She knows who he is but he doesn’t know her. The more Jensen gets to know Rowan the more he is thinking about throwing out is rules. Now he just needs to convince Rowan to do the same. Jensen is trying to make a comeback from a sports injury, needing to focus on his career, and doesn’t have time to play house. Once these two cross paths and become friends, will they be smart enough to realize that sometimes rules are meant to be broken? This is book 4 in Lorelei James’s “Need You” series and it is my favorite so far. If you are looking for a summer read, this series is a MUST!!!!

Lorelei James scores another win with When I Need You. This is the 4th book in the Need You Series. Jensen “The Rocket” is coming back after an injury that sidelined him all of last season. Rowan is a single mother trying to do it all. Both have strict dating rules but sometimes rules need to be broken in order to get a happy ending. Or as mama Lund says “Rules,” she scoffed, “are made to be beaten.” lol When I Need You is a standalone book but I would highly recommend reading the entire series.

When I Need You is Book 4 in the Need You series by Lorelei James. These stories stand very well on their own so no need to read them in order however characters from past books do make appearances throughout which is a great way to stay caught up on what's happening in their lives. After getting over my feelings of Jensen playing for the Vikings (what's wrong with a good wholesome team like say the Packers??), I found this book AMAZING! I loved Jensen and Rowan. Even though it took a very long time for the heat to reach combustible levels, it was a slow burn right from the start. They were instantly drawn to each other but had their own set of rules as to why they couldn't be more than friends. It was enjoyable not only watching the connection grow between Jensen and Rowan but also Jensen and Calder. Jensen certainly stepped up to the plate and became a father figure to the little guy. Very sweet! This book is definitely one of favorites. I cannot wait to see what Ms. James has in store for the Lund family next.

I had a smile on my face throughout the entire book. WHEN I NEED YOU is the fourth book in Lorelei James’s Need You Series. Each book can be read as a standalone, but it’s a great series if you’d like to start at the beginning. The fourth book is Jensen Lund, the sexy football player and Rowan, a cheerleader and single mom’s book. It’s a friends to lovers romance and I enjoyed the slow build. The romance was steamy and I really enjoyed the interactions and banter between the characters. WHEN I NEED YOU was just a really fun and light romance. I never thought anything would come close to my devotion to Lorelei’s cowboys...but the Lund Collective has done it. This is the story of Jensen and Rowan and what a story! Jensen has been part of the earlier stories as the all around manwhore football player who needed a reality check. We love him but knew he needed someone, besides Mama Lund, who could keep in line. In walks (or flips) Rowan, professional cheerleader/athletic trainer/coach/single mother who breaks all his dating rules. The chemistry is immediate, the relationship grows and there just isn’t any room for conflict. Oh, there is plenty of conflict around, but thankfully both Jensen and Rowan are ready to rise above it. They both appreciate what they’ve found and neither of them is ready to just drop it all at the first sign of trouble. That is sooooo refreshing, to see a couple that knows what they want and are willing to work through issues instead of one walks away,then they come back, etc. etc. I love seeing the change in both of them as they figure out where their relationship is going. I love seeing the Lund Collective continue to embrace each other, regardless of the fact they seem to have the world at their fingertips. And the acceptance of some “not so perfect” people, habits and situations is refreshing. Overall, I just can’t wait for the next one! There are so many possibilities!!! Way to go Lorelei!!!!

Jensen, heir to the Lund fortune and pro-football player and Rowan, cheerleader and single mom, both have rules to live by when it comes to getting romantically involved with someone. They meet, decide to be friends only but those so-called rules are quickly thrown out the window. When I Need You is a great read and you'll love Jensen and Rowan as they connect. Rowan's son Calder is a cutie who grabs a piece of Jensen's heart too. Lorelei James doesn't fumble on her way to a touchdown in this latest book in the Need You series.

I cannot get enough of this series. I am in love with the Lund family. Jensen is the perfect book boyfriend. Rowan is the leading lady I would love to be. I really enjoyed everything about this book. I hope there are more books in the series, or at least some kind of spin off. I definitely recommend reading this book and the whole series you're going to love it.

I don't know if it's possible for me not to love a Lorelei James book. Even though this series takes us away from our beloved cowboys that we've grown to know and love, the strength in the writing, plot, and characters is renewed with the Lund family. We've met the CEO, the CFO, the woodsman with a man bun, a feisty sister and now the baby of the family, Jenson "The Rocket". A NFL superstar who is having to reevaluate his life after an injury that could potentially end his career. Enter a sassy single mom who has moved in across the hallway, and the fireworks from my kindle were explosive! "Logically I wanted her because I couldn’t have her. Rowan Michaels broke every single one of my dating rules. Every. Single. One. So it was a good thing we’d come to an agreement. Just friends. Nothing more." You won't regret your purchase or your time spent reading this one! I made myself slow down and still finished it in under a day, couldn't put it down.

Lorelei James never disappoints! I love this series and this book. Jensen and Rowan are members of two highly stereotyped groups, jocks and cheerleaders. Everyone knows jocks, especially ones good enough for the pros, suffer from impossibly large egos. Cheerleaders are cliquish, rely on their physical attractiveness to get through life and have egos to match the jocks they hang around with. Right? Jensen admits to having been somewhat the stereotype in his past but he’s far beyond that now. Rowan doesn’t seem to have ever been so easily typecast. Being a single mom at a very young age hasn’t left her any time to be so self-indulgent. These two are determined with their lists of who they won’t date and both have excluded the other by virtue of those lists. The friendship that develops happens quickly and completely disregards the lists. Despite a rocky start, Jensen and Rowan’s son, Calder, are soon best buds. Watching these two was incredibly heartwarming. When Jensen steps up to save Calder’s summer arts program, he shows just what a great guy he is. If Rowan didn’t see enough in him to love already, he proved himself with that. The story includes strife, self-imposed, injury related, from the team, etc. The whole Lund clan is present, which I loved. The characters are complex and so very likable. The story moved at a great pace. We’re introduced to several new characters screaming for their own stories. Basically, When I Need You had everything I could hope for in a novel. This book is just another of the numerous reasons Lorelei James remains on my “must read” list after many of my old favorites, often mega-selling, have dropped off.

From the outside looking in Jensen Lund is living on easy street. There is no easy street when injury sidelines your career and leaves you doubting yourself. Determined to fight his way through the storm, he sets out to gain back his losses, but ends up meeting two people who change his life. Rowan knows what it means to fight. Nothing has come easy to her and despite the roadblocks she doesn't give up. She works hard at making ends meet and building a better life for her and her son. In no way does she need another heartache. Until Jensen has her questioning whether she should listen to her brain or follow her heart. Lorelei James, knows what it takes to get readers invested in her stories. Strong central characters, excellent writing and eclectic dialogue are just the thing to keep readers coming back for more. Pure Lorelei James perfection!! I love this series!!! I cant wait to see which Lund Collective member she writes about next!! Jensrn and Rowen's story was magical from the beginning!!! Fans of Lirelei's and this series inparticular wont want to miss this one!!!
